Property development and Investment Company requires Project Manager/Co-ordinator

Project Manager – Planning

London, North London, Central London Projects

Our client started business in 1991 and to date benefits from over 27 years experience in the property industry, both residential and commercial. There is a highly motivated team that continues to grow (moving to new larger premises in early 2015 in North London) operating in Greater London and the home countries. With a hands on approach and the ability to appraise and acquire suitable opportunities swiftly, the company is growing substantially.

The successful applicant will have experience in the British planning system, construction, health and safety and will have had experience in previous build projects or qualified with a building/construction qualification

You will have the ability to work within a team and relish the challenge of being solely responsible for progressing the build project from ground break to completion

The company specialize in:

  • Acquisition, planning and subsequent development of brownfield sites
  • Purchasing land on an unconditional basis
  • Working with teams of highly skilled experts, including town planners, architects and various other consultants
  • Developing high density schemes for both private and affordable housing to bespoke luxury dwellings
  • Developing residential, commercial & mixed use schemes

Due to growth they are seeking a Project Manager to join their highly motivated team. The position will be a mix of being based at the office in North London and on sites.

Duties will include:

  • Working closely with the land acquisition and planning teams in dealing with various aspects of the land acquisition and project management
  • Work closely with the assembled professional team, ie planning consultants, surveyors etc
  • Manage project set up and ensure it is adequately budgeted.
  • Ensure the early involvement of appropriate subcontractors in the project planning process; and ensure that all subcontract orders/warranties and professional appointments are placed in line with the Contract and programme
  • Strategic planning

The Person

  • Proven track record delivering long-term projects
  • Excellent knowledge of construction legislation (Planning knowledge would also be beneficial)
  • Will have experience of a similar role at a small/medium developer or possibly within a private practice
  • Experience with a range of public and private sector clients
  • Experience of delivering projects on time and to budget;
  • Experience with new build, refurbishment & fit out;
  • Forward thinking
  • Proactive
  • Good management skills and a proven leader of site teams
  • Problem solving with a logical and practical mind.
  • SMSTS, CSCS and First Aid preferable

  • Involvement in scheme feasibility from initial identification giving opinion on buildability and risk/opportunity
  • Pick up scheme from planning approval
  • Run tender to appoint main contractor, ensuring that the business is contractually protected and the project is cost efficient
  • Manage interface between business and contractor during construction phase, looking to value engineer wherever possible and keeping contractor on programme
  • Deal with any ancillary aspects during construction phase, ie tenanted buildings, permits etc
  • Once scheme completed, deal with any closing out issues, snagging, bonds, warranties etc
